Terms of Service

This calculator will give you an indication of the CIL charge payable on a chargeable development, given the parameters you supply. The calculator is based on the formula set out in Schedule 1 of the CIL Regulations 2010 (as amended, 2019), and the CIL rates set by the council.

It is not intended as a final representation of your total liability, and does not constitute legal advice. You should not rely on the calculator when making decisions which depend on the CIL charge amount. Formal determination of the CIL liability will be made by the council when a Liability Notice is issued after a CIL liable application is approved.

In order to start the calculation, set an actual or hypothetical Decision Date. If your application is a Reserved Matters application, please input the decision date of the Outline application. Next, add any applicable Site Demolition - noting the lawful use requirement - and then click 'Add Use'.  Gross Area is the GIA of the specific Use in square metres, and Retained Area will also need to meet the lawful use requirement. The CIL Rate will depend on the area in which your development is taking place - to see the CIL zones please click here. Add any Social Housing Relief or other exemptions, e.g. Charitable, Self-Build House, or Self-Build Annex. Please note that all exemptions and reliefs must be applied for and are not automatically granted. Once you have saved, an estimate of your liability will be generated in the Site Totals overview, along with an optional Breakdown which explains the calculator's output in detail.
